THE HUS STORY

We looked at the construction industry in Ireland and came to one conclusion – it was time for a radical change.

To achieve this we have applied advanced technology to design creating premium factory- built homes that are better constructed,more affordable,healthier to live in, easier to maintain and cost less to run than conventional homes. Most importantly, our goal was to create a space that people love living in.

Our factory is located in Waterford, Ireland’s oldest city which was established by the Viking Norse in 914 AD. So it won’t surprise you to learn that Hus is the Nordic name for a house.

These factory built spaces are available in 4m x 3m, 7m x 3m and in multipals of these modules independent or attached and are designed to accommodate a wide variety of uses from permanent residences or a holiday home to home office, consultancy rooms, play area, home gym or spa, additional living space or guest accommodation – or anything else you can imagine.

A Hus Space Maker garden room gives you the space you need for the things that you want to do.

No matter how much room you have in your home, you never have enough if you have one or more teenagers living with you, you need more space!

A Hus garden office provides the perfect place separated from the home creating the ideal environment for being productive and focused.

Many specialists such as architects, interior designers, reflexologists, beauticians, personal trainers and life coaches choose to work from home where they can give an efficient and flexible service. With a Hus Space Maker you can remove all the usual interruptions associated with the normal day-to-day use of your home by having a completely separate suite which will make your family life and business so much more effective.

HUS TO LET

Generate significant rental income from your property at relatively minimal capital cost. Depending on location, demand for student and one or two person accommodation is at an all time high, which is reflected in rents. THE HUS STRUCTURE

Every Hus building is an affordable, warm, comfortable building that is easy and very economical to heat. This requirement is as true of Homes as it is of Schools, Offices, Care Homes etc.

Our buildings are manufactured under factory controlled conditions. The walls, roof and floor are construcred using SIP Energy technology (structural insulated panels), a high perfomance building system that is extremely strong, energy efficient and cost effective. The panels of an insulating foam core sandwiched between two facing boards, pre- engineered and manufactured in a modern, purpose-built factory, to exacting quality standards. The exterior is faced with Techlam, a ground breaking 3mm ceramic panel which is as robust and hardwaring as it is beautiful.

Our goal is to deliver as complete a building as we can on site. So we construct 90% of the building in the factory – installing everything from external cladding, windows and doors to electrics, plumbing and kitchen units

At the same time we begin factory building your project, your local general contractor will begin the limited pre-delivery site work.

When the building is finished in the factory we’ll deliver and set the building in one day. There is still some additional work required to complete the installation which should take no more than a couple of weeks. All without any disruption to the family or their home.

HOUSING SUPPLY REQUIREMENTS

The recent report on the Housing Supply Requirements in Ireland’s Urban Settlements prepared by Future Analytics Consulting for the Housing Agency, forecasts that Ireland’s 272 urban settlements will need at least 16,000 new homes a year between 2014 and 2018. In the Dublin region six out of every 10 will be needed for one and two person households. HUSLiving offers an ideal, highly cost effective solution.

PLANNING REQUIREMENTS


Depending on the size of your Hus, you may not even require planning position. A single module Hus Spacemaker 7m x 3m will normally fall into the category of class 3 exempted development (s.i. no.600/2001).
Construction of a Hus Spacemaker to the rear of the house does not require planning permission if:

  • the area of the Hus Spacemaker does not exceed 25 square metres;
  • the Hus Spacemaker is not reducing the amount of private open space to the rear or to the side of the house to less than 25 square meters;
  • there are also some height restrictions for structures.

It is important to note that even if a Hus Spacemaker is exempted it may still require planning permission as a building, depending on use. That includes, for example, using it as a commercial office with staff or as a permanent residence.
Note: It is the responsibility of the customer to satisfy themselves as to the the planning situation as every garden is different.

THE HOME RENOVATION INCENTIVE SCHEME

The Home Renovation Incentive (HRI) Scheme provides for tax relief for Homeowners and Landlords by way of an Income Tax credit at 13.5% of qualifying expenditure on repair, renovation or improvement works carried out on a main home or rental property by qualifying Contractors.

The amount of the HRI tax credit depends on the amount spent on qualifying works. Tax relief can be claimed on qualifying expenditure over €4,405 (before VAT at 13.5%) per property. This €4,405 (before VAT) can be the total from any number of jobs carried out and paid for from 25 October 2013 to 31 December 2016 for Homeowners claiming on their main home and on or after 15 October 2014 and up to 31 December 2016 for Landlords claiming on their rental property.

While there is no upper limit on expenditure on qualifying works, the tax credit will only be given in relation to a maximum of €30,000 (before VAT at 13.5%) per property.
